I went under contract for a house and come to find out that the foundation is horrible, would of cost upwards of $20,000 to fix, we tried negotiation with the seller, it didn't pan out. But he had the contract set up with a way out of the contract super easy. The most important thing is Dale can rework a contract in the blink of an eye, and no problem cant be over come. When I bought my house according to the city of Delta the house I was purchasing didn't exist, and the lot numbers where wrong, but that was straightened out quick.
